DHL Supply Chain has secured
one of the quarter’s largest industrial leases by taking 417,735 sq ft of
Grade-A warehousing space at One Samruddhi Park in Amane, along the Samruddhi Mahamarg
corridor in Bhiwandi, Thane district.
According to documents sourced from CRE Matrix, the lease was formally
registered on November 7, 2025.
The
facility has been leased from Merriment Properties Pvt. Ltd. at an initial
monthly rent of ₹9.19 lakh, working out to ₹22 per sq ft, with DHL placing a
security deposit of ₹2.76 crore. The transaction reinforces Bhiwandi’s standing
as one of India’s most sought-after logistics locations, benefiting from
seamless access to Mumbai, JNPT and the fast-developing Samruddhi Mahamarg
expressway.
Industry analysts say that
demand for high-quality warehousing in Thane and the broader Mumbai
Metropolitan Region remains robust, fuelled by 3PL operators, e-commerce
majors, FMCG companies and auto manufacturers. Large occupiers such as DHL
continue to expand and consolidate to support rising fulfilment needs and
tighten turnaround times.
The
latest Bhiwandi deal follows DHL’s renewal last month of a 3.17-lakh sq ft
warehouse lease in Panvel, another key MMR logistics hub. That space, owned by
CapitaLand India Trust, has been renewed for five years at an initial monthly
rent of ₹1.8 crore with an annual 5% escalation, and a starting rental rate of ₹56.7 per sq ft.
With
sustained demand from e-commerce and third-party logistics players, India’s
warehousing sector continues to scale rapidly, drawing consistent interest from
global logistics giants such as DHL.
