Welspun One secures 46-acre land in Pune for 1.2 mn sq ft logistics hub

Welspun One, a logistics real estate developer, has announced its expansion in its Maharashtra portfolio with the acquisition of a 46-acre, MIDC-notified land parcel in Talegaon MIDC Phase IV, Pune. The company plans to develop a Grade-A logistics park spanning nearly 1.2 million sq ft, representing an investment of approximately ₹5.50 billion.

According to the press release, this project is a premium first-mile logistics asset, strategically positioned to streamline the movement of goods from manufacturing units to distribution hubs.

The site is located within the highly demanded Talegaon–Chakan industrial belt, which accounts for nearly 70% of Pune’s substantial warehouse leasing activity.

Furthermore, the site is minutes away from the Talegaon manufacturing zone, supporting near-plant inventory and just-in-time operations. The parcel itself boasts close to 375 metres of frontage on a proposed 45-metre MIDC arterial road and convenient three-side access.

Welspun One's design for the park includes tailored specifications to meet the distinct operational needs of high-demand sectors such as 3PL, e-commerce, FMCG, automotive, engineering, auto ancillary, and manufacturing. The masterplan features four planned buildings ranging from 1 lakh sq. ft. to 3.5 lakh sq. ft.

A key design differentiator is the planned clear height of 19 metres, which is significantly higher than typical warehousing benchmarks. This will enable occupiers to maximise pallet positions, deploy high-bay racking and automated storage solutions, and handle voluminous products with superior efficiency.
